Funds are accepted only after written eligibility certification, a recorded consultation, and a signed investment agreement.

How is my capital secured?
Investor capital is secured against the property and operating-company portfolio held within the Salus Group, not against any single development. The fund is not exposed to market positions, derivative instruments, or third-party platforms.
What happens if I need capital before maturity?
The product is term-bound: capital is contractually committed to the maturity date stated on your deed. Early redemption is not a standard feature. Where genuinely required, we will discuss case-by-case options with the principal — there is no right to early withdrawal.
How are returns paid — monthly, quarterly or at maturity?
FRAP 6-Month and Fixed 12-Month products pay the contractual return in full on the maturity date alongside the original capital. Fixed 24-Month pays an annual coupon at the end of year one and the balance plus capital at maturity. Bespoke arrangements above £150,000 are structured on request.
Is interest taxed at source, or do I declare it?
Returns are paid gross. Investors are responsible for declaring income on their UK self-assessment and treating it in line with their personal circumstances. We do not provide tax advice; consult your accountant.
Are returns guaranteed?
Returns are contractual obligations of Salus Capital Group, secured against the Group's asset base. They are not guaranteed by any third party, government scheme, or compensation fund. The product is offered only to investors who can evaluate that distinction.
What happens if a Salus Group property underperforms?
Investor obligations are met from the Group asset base as a whole, not from the cash flow of any one asset. Underperformance of a single property does not pass through to investor returns.
Is Salus Capital FCA-regulated?
No. Salus Capital is a private fund offered to self-certified Sophisticated and High Net Worth investors and is not authorised or regulated by the Financial Conduct Authority. Our oversight relationship is the ACCA-regulated accountancy provider who reconciles investor payments.
Can I see the underlying assets?
Yes. Quarterly site days are open to investors. Asset addresses, planning status and operator details are shared once a signed investment agreement is in place.
What documentation do I receive?
Term sheet, investment deed, signed eligibility certification, and a portal login that holds your maturity schedule and supporting documents.
How do you verify Sophisticated or HNWI status?
By written self-certification on the statutory wording, supported where appropriate by accountant or solicitor confirmation. We accept funds only after certification is complete.
Can I top up an existing investment?
Yes. Top-ups can be added to an existing position at any time, subject to product minimums. They start their own term from the deployment date.
Is the agreement governed by English law?
Yes. Investment deeds are governed by the laws of England and Wales, with jurisdiction in the courts of England and Wales.
